Fees are Minimum Charges:
The title and escrow fees listed are minimum charges.  Additional fees may apply depending on the nature and complexity of the transaction and the risk to be assumed.  Special lower rates may apply.  Please see our Special Rates section below.
 
Refinance Escrow Fee: $350
 
Title Commitment Only:
The charge for a title commitment only without a title insurance policy is a minimum of $300 per commitment
 
Reverse Mortgage One Rate Escrow Fee:
A one rate escrow fee of $500.00 will be charged on a reverse mortgage escrow transaction.  This one rate fee will include the charges for customary escrow services, mailing fees up to $25.00, courier fees up to $25.00, two wire transfer fees, tax search fee, the general excise tax on listed services, a one time electronic delivery of documents, and a lien and financing statement on two borrowers.  The One Rate fee does not include the premium for title insurance, endorsement fees, recording fees, any conveyance transfer tax, notary fee, loan signing fee, third party fees, other governmental fees or charges, or services in excess of those listed above.  
 
Simultaneous Issuance:
When a conveyance document and mortgage are recorded simultaneously as part of a single transaction and both owner's and lender's policies are issued, the charge for a Standard or Extended ALTA lender's policy will be as follows:
 
$1 through $2 Million                     $250
$2 Million+ through $10 Million       $400
$10 Million +                                $600
 
Extended Owners Policy:
Additional 25% premium to remove all Regional Exceptions or you may remove a specific exception by paying the additional, corresponding premium listed below:
 
1. Taxes or assessments   5%*
2. Parties in possesion   5%*
3. Easements or encumbrances not in the public records   5%*
4. Survey   10%
5. Mining claims, patents, water rights   5%*
6. Mechanic's liens   10%
 
  *5% fee for the removal of any/all items 1,2,3 or 5
 
Junior Loan Policy:
Liability amount up to $250,000, fee is $125
Liability amount from $250,001 up to $300,000, fee is $150
Liability amount from $300,001 up to $400,000, fee is $200
Liability amount from $400,001 up to $500,000, fee is $250
(ALTA JR-1 Endorsement may be issued within 6 months at no additional charge.  Short term rate is not applicable for this product).
 
Interim Binder:
In lieu of an owners title policy, a binder to insure a resale within 24 months of the date of closing may be issued for an additional 10% premium based on the liability amount.  The holder of the interim binder can designate the named insured in the owners policy within the 24 months.  Prior to its expiration, a binder may be extended for an additional 12 months for an additional fee of 10% of the liability amount.
 
Litigation Guarantee:
$300 fee for a liability of $3,500
$400 fee for a liability of $15,000
 
$250 fee for a liability of $35,000 for Freddie Mac loans
$400 fee for a liability of $35,000 for Fannie Mae loans
 
 
RESIDENTIAL SPECIAL RATES
Available upon request.  Applies only to the qualifying party's portion of the title fee.  Only one Special Rate may be applied on a single transaction.  The minimum charge even with an applicable special rate is $350.
 
Short Term Rate:
  1 to 12 months:     50% off Title Fee
  13 to 60 months:   25% off Title Fee
Applies when there is an existing owners or lenders title policy insured by any licensed underwriter in the State of Hawaii within 60 months of the last transaction
 
Insured Owner Rate:  25% off Title Fee
Applies to the sale of residential property where the seller is the named insured under an existing owners policy insured by First American Title Insurance Company or Commonwealth Title Insurance Company
 
Bulk Rate: Lenders & Outside Escrow  25% off Title Fee
Applies if we receive 10 or more closed orders per month from one directing unit.  A directing unit is 1 branch of a business entity.
 
Investor's Rate:  25% off Title Fee
Applies to transactions where persons are engaged in the business of investing in real property.
 
Senior Citizen Rate:  25% off Title Fee
Applies to persons 62 years of age or older on the sale, purchase or financing of their personal residence only.  Proof of age required. Does not apply to reverse mortgages.
 
U.S. Armed Forces Rate:  25% off Title Fee
Applies to members of the U.S. Armed Forces on active duty on the sale, purchase or financing of their personal residence only.  Proof of active duty status required.
 
First Time Homebuyer Rate:  25% off Title Fee
Applies to persons buying thier first home only.
 
Government Employee Rate:  25% off Title Fee
Applies to persons employed by the federal, state, county or city government. Proof of employment required.
 
Revamp Rate:  65% off Title Fee
Applies to orders where the new Mortgagor and Mortgagee are the same as on the existing mortgage where there is an outstanding lenders title policy insured by First American Title Insurance Company or Commonwealth Title Insurance Company.
 
Conveyance Tax Schedule
A Conveyance Tax Certificate Form P-64A declaring the actual and full consideration paid, must be filed for each document which conveys any interest in realty. The Conveyance Tax is imposed at the following rates:
For sale of property that is EITHER:
  • The purchaser is eligible for a county real property tax homeowner's exemption with respect to the property conveyed OR
  • Not a condominium or single family residence
$0.10 per $100 for properties where the Sales Price is less than $600,000
$0.20 per $100 for properties where the Sales Price is $600,000 to $999,999
$0.30 per $100 for properties where the Sales Price is $1 Million to $1,999,999
$0.50 per $100 for properties where the Sales Price is $2 Million to $3,999,999
$0.70 per $100 for properties where the Sales Price is $4 Million to $5,999,999
$0.90 per $100 for properties where the Sales Price is $6 Million to $9,999,999
$1.00 per $100 for properties where the Sales Price is $10 Million or greater 
 
For the sale of  property that is:
  • A condominium or single-family residence for which the purchaser is INELIGIBLE for a county real property tax  homeowner's exemption:
$0.15 per $100 for properties where the Sales Price is less than $600,000
$0.25 per $100 for properties where the Sales Price is $600,000 to $999,999
$0.40 per $100 for properties where the Sales Price is $1 Million to $1,999,999
$0.60 per $100 for properties where the Sales Price is $2 Million to $3,999,999
$0.85 per $100 for properties where the Sales Price is $4 Million to $5,999,999
$1.10 per $100 for properties where the Sales Price is $6 Million to $9,999,999
$1.25 per $100 for properties where the Sales Price is $10 Million or greater
 

The Conveyance Tax is calculated by multiplying the actual and full consideration by one-tenth of one percent then rounding the tax to the nearest dime. (Example: $350,750.00 X .001 = $350.75 which is rounded up to $350.80)

The minimum tax payable on any conveyance is $1.00, however, there are certain classifications of conveyances which are exempt from the payment of conveyance tax (i.e. transfers between spouses, parent and child, in satisfaction of an agreement of sale, etc.) and Conveyance Tax Certificate Form P64-B declaring the exemption must be filed for each such conveyance.

Any Conveyance Tax due on documents presented for recordation at the Bureau of Conveyances is paid to said Bureau with the applicable recording or filing fees.

Section 502-25 of the Hawaii Revised Statutes provides that the registrar shall be entitled to demand and receive fees for the registry of instruments listed in this schedule.

If TCT to be issued consists of more than 4 pages, there will be an additional per page charge of $1.00

If the instrument to be recorded consists of more than 20 pages, add an additional per page charge of $1.00
If the property described in any instrument to be recorded is noted on more than 4 TCT's, an additional fee per instrument/ per TCT from the fifth TCT will be charged at $1.00
